Terms of Business and Conditions for stay, experiences, activities and patronage usage @ The Philip Ann Resort 

Policies Last Updated: October, 2025

  1. Any breach of our resort rules may result in penalties or eviction from the premises, at the discretion of the manager or supervisor, following a formal review or investigation of the incident
  2. The Philip Ann Beach Resort is authorized to accommodate properly registered guests on an overnight, weekly, monthly, or day-tour basis only. For registration, all guests are required to present a valid national ID card, passport, or other acceptable proof of identity to resort staff upon request. Guests may also be asked to provide relevant medical documentation, health protocol requirements, QR codes, or test results, as applicable.

    Please note that room rates do not include charges for food, beverages, or additional services, including items consumed from the mini chiller. Such expenses will be billed separately to the guest’s room account.

    For all reservations—whether overnight, day tour, or made via online or social media platforms—standard reservation terms apply. A non-refundable deposit of 50% of the original booking value is required unless written notice of cancellation is received at least 72 hours prior to arrival. No exceptions will be made for cancellations due to weather conditions, medical emergencies  or any other uncontrollable events.

    In cases where a refund is approved under the 72-hour cancellation policy, a standard administrative processing fee of PHP 349 will be deducted from the original reservation amount

  3. Settlement of bills: Outstanding monies and bills must be settled on presentation either by payment in cash, GCASH or valid credit cards, paypal transactions, cheques are not accepted.

  4. Guests are to use their rooms for the agreed period. If the period of accommodation is not stipulated in advance, guests are to check out by 12 noon on the last day of their stay at the latest, and they are obliged to have the room vacated by this time or Php300 per hour will be charged for the first 6 hours, past 6 hours the full amount of one day occupancy will be charged. Check in time if the room is still occupied is approximately 2pm; if the room is already vacant check in time can be earlier by no earlier than 1 hour.

    In the event that the hotel has already reserved this room beforehand, and the guest fails to pay attention to requests to vacate the room, or is he or she is not present in the hotel, the hotel reserves the right with the a two-member committee in attendance to catalogue the guest possessions and store them in a safe place so that the room can be used by the guest for whom it has been reserved.

  5. The Philip Ann Resort will not in any way whatsoever, be responsible for the loss of the guest’s belongings or any other property.

  6. We are a proudly pet-friendly establishment and do not charge any additional fees for bringing your furry companions. However, all pets must be vaccinated against rabies, with proof provided through a valid vaccine card or a certified confirmation from a licensed veterinary clinic. This documentation should be submitted to our office or reservations desk—either in person or electronically—prior to your arrival.

    Each room may accommodate up to two pets. Guests wishing to bring more than two pets are kindly requested to contact management in advance for approval

  7. While every reasonable effort is made to ensure the safety and monitoring of our multiple parking areas, including daily CCTV surveillance, The Philip Ann Beach Resort accepts no liability for any loss, damage, theft, or compensation claims arising from incidents involving motor vehicles, motorcycles, e-bikes, or any other recognized mode of transport.

    This policy extends to all guests and visitors, including walk-in diners, day-tour participants, and water activity users, and is not limited solely to overnight guests. The resort shall not be held responsible for incidents resulting from force majeure, acts of God, natural disasters, or any other uncontrollable circumstances.

  8. In special cases, the Philip Ann Resort may offer a guest accommodation other than that which has been arranged, if it does not differ in any essential manner from that which was stipulated in the confirmed booking.

  9. On the basis of a confirmed booking the hotel is to reserve the room for the guest up to 4:00PM only, unless the booking stipulates otherwise.

  10. The Philip Ann Resort may offer guests who ask to extend their stay a different room to the one which they were originally accommodated.

  11. Keys must be deposited at the reception desk whenever guest leaves the premises and at the time of check out. Lost keys (each Php 1,500) will be charged.

  12. Hazardous goods like gas cylinders, cooking stoves, flammable fuels, firearms etc. in the hotel premises by guests are strictly prohibited.

  13. Management rights: The management reserves for itself, the absolute right of admission to any person in this resort premises and to request any guest to vacate when requested to do so. If the guest refuses to leave the resort, when asked to do, the security officer will be present and will use any force or means, that he deems to be necessary to remove the guest / guests from this resort, this may include contacting the local authorities and police for assistance.

    In default, the management will be entitled to remove the luggage and belongings of the visitor from the room occupied by him or her – with a two member committee in attendance – and lock the room or rent the room to other guest.

  14. The Guest may not move furnishings, or interfere with the electrical network or any other installations in the hotel rooms or on the premises of the Philip Ann Resort without the consent of the management.

  15. Our rooms and accommodation facilities cannot be used by more persons than originally booked or agreed, if more persons are admitted without our agreement they will be charged accordingly @ 1,000 per excess person.

  16. If guests become ill or injured, the hotel can help with the provision of medical assistance or, as the case may be, to arrange for the guest to be taken to the hospital, all at the guest expense.

  17. Upon departing, guests are obliged to turn off all water faucets, the lights in the room and it’s facilities as well as the air-conditioning unit an to shut the door as they leave. Keep your door and windows closed when the air-conditioning is working.

  18. Smoking is not allowed in the room for security reasons in addition to medical reasons. Rooms are equipped with fire and smoke alarms for your safety. In the event of The Philip Ann Resort establishing that smoking has taken place inside our rooms, a charge and fine of 10,000php will be issued automatically to the guests final bill.

  19. Washing of clothes is not allowed in the room.

  20. The use of WIFI in the bar and restaurant area and all rooms is free of charge for guests who have paid to be accommodated in our resort.

  21. For security reasons, it is not appropriate to leave children under 10 years of age without adult supervision in he hotel room or other areas on the hotel premises, including the gym. Running and playing in the bar and restaurant area is not allowed.

  22. Dogs only up to two per party booking are authorized.

  23. Guests are to observe night time peace and quiet in the period from 11:00PM to 8:00AM, i.e. they are not to disturb the other guests accommodated in the hotel, or cause excessive disturbances.

  24. Unless stipulated otherwise in advance, guests are obliged to pay the prices for accommodation and other services rendered in accordance with the valid price list pre agreed upon arrival. The bill is payable upon being presented.

  25. Genuine complaints by guests and any suggestions for improving the hotel’s activities are welcomed by the hotel management.

  26. Guests are obliged to pay to pay for any loss or damage of hotel property caused by themselves, their friends or any person for whom they are responsible. Failure to do so, will result in stored payment details and methods being applied.

  27. Minors under 18 years, male or female, are not allowed to stay at this hotel without being accompanied by their parents or guardians. It shall be unlawful for any person under the age of 18 to posses or consume any alcoholic beverage, illegal drugs or cigarettes.

  28. Guests are obliged to observe the provisions of these House Rules. In the event that a guest is in breach of these rules, the hotel has the right to repudiate the agreement on the provision of accommodation services before the agreed period has elapsed.

  29. During your stay, all equipment and furniture should be treated with care and kept in order. Immediate notification to our staff will be expected of any damages or breakages in the apartment.

    You (The Guest / Guests ) is financially responsible for any damage incurred inside your room and all areas of “The Philip Ann Resort” This includes losses caused by you (The Guest ) or a third party negligent actions and behaviour. A summary check will be made of the room / rooms at check-out time. However, a more detailed review of the condition of the apartment and all equipment and facilities will be made soon after check-out and before another guest occupies the apartment.

    The Guest(s) is responsible for any damages or breakages found that are over and above normal wear and tear and usage. In this case, a detailed statement of damage along with an invoice for the repair or replacement cost will be sent by email or fax immediately or booking platform messenger.

    Any costs will be deducted from the deposit immediately if this is still possible. Any costs will be claimed by return if they are greater than the deposit or where the deposit has already been returned. Please note, immediate notification after check-out of any damages to, breakages in or issues within this resort is expected.

    The Philip Ann Resort can then take any necessary action to resolve any issues and make sure all the equipment and facilities are working and provided as expected.

    Damage deposit is fully refundable upon check-out and subject to damage inspection of the accommodation. The deposit must be paid upon check-in, in cash or by credit card or G-Cash, along with a balance and is fully refunded at the check-out if the apartment is in good order and the company does not have any claims.

    The costs of damages or cleaning beyond what would be expected after responsible usage of the Resort / Room / Rooms, will be deducted from the deposit, and the refunded amount will be the remainder of the damage deposit.

    Please remember all our rooms, gyms, and steam room / sauna , spa are fully non-smoking! At the check-in time, you will be asked to sign a document that you agree to a 10,000.00 php fine if traces of smoking are found in unauthorized areas or rooms.

As part of our commitment to guest safety, employees will not disclose the identity, room number or presence of a guest to anyone other than the appropriate law enforcement. This includes the taking of or delivery of messages or indirect forwarding of phone calls. It is the responsibility of guests to communicate their presence and room number to any person they wish to receive calls or visits from.

Safety cameras are used throughout the premises, and anyone on our property may be recorded. The hotel assumes no responsibility for any personal bodily injury incurred while using the gym/fitness centre or steamroom, and all facilities, where available. If you use the gym/fitness centre facilities, you do so at your own risk.

Accident Waiver and Release of Liability from Damages of Personal Belongings While Staying at The Philip-Ann Resort

ALL CUSTOMERS STAYING AT THE PHILIP ANN RESORT:

I HEREBY ASSUME ALL OF THE RISKS OSF STAYING/ OR VOLUNTEERING, IN ANY ACTIVITY OR EVENT, including by way of example and not limitation, any risks that may arise from negligence OR INCIDENTAL ACCIDENT OF ANY KIND DURING MY STAY AT THE RESORT, OR CARELESSNESS ON MY PART OR MY FAMILY OR persons or entities being released, from dangerous and defective equipment OR DAMAGE OCCURRED IN MY LUGGAGE OR LUGGAGES CONTENT INCLUDING PERSONAL BELONGINGS INSIDE THE LUGGAGES, OR PERSONAL INJURIES property owned, maintained or controlled by PHILIP ANN RESORT, or because of their possible liability without fault.

Damages waiver and release of liability shall be construed broadly to provide a release and waiver to the maximum extent permissible under applicable law.

I CERTIFY THAT I HAVE READ THIS DOCUMENT, AND I FULLY UNDERSTAND IT’S CONTENT. I UNDERSTAND THAT THIS IS A RELEASE LIABILITY AGAINST THE PHILIP-ANN RESORT AND I AGREE ON MY OWN FREE WILL TO THOSE CONDITIONS.

WAIVER OF LIABILITY PERMISSSION FORM:

This Agreement waives the liability of The Philip-Ann Resort hereinafter referred to as use of services, facilities, and swimming pool. A non-parent cannot legally sign this waiver for other people’s children. It must be signed by a parent / legal guardian.

PLEASE READ CAREFULLY AND SIGN BELOW — The Swimming Pool, Jacuzzi, Steamroom IS OPEN FROM 8:00AM TO 10:00 PM DAILY. AFTER 10:00 PM IT IS STRICTLY PROHIBITED TO USE ANY POOL FACILITIES – JACCUZZI AND STEAMROOM. CHILDREN OF ALL AGES ARE STICTLY PROHIBITED WITHOUT THEIR PARENTS SUPERVISION IN AND AROUND THE POOL.

I (GUEST OF PHILIP ANN RESORT), utilizing the services, facilities and swimming pool, Gym, Steamroom:

  1. I hereby agree that the use of the services, steamroom, gym, water facilities and swimming pool is at mine and child’s and own risk. As a condition of myself and my child’s use of such services, facilities and swimming pool. I on behalf of myself and other if relevant group members listed on my booking, and my heirs assigned and my child expressly agree to forever discharge, waive and release Philip Ann Resort, it’s owners, management, staff, servants, agents, employees and or/independent contractors and their heirs, successors and assigns from any and all claims, demands, injuries, damages, actions or course of action and from all acts of active or passive negligence on the part of The Philip-Ann Resort, its owners, management, staff, servants, agents, employees and/or independent contractors that I/ my child (if applicable) may have or acquire against The Philip -Ann Resort, it’s owners, management, staff, servants, agents, employees and/or independent contractors on account of bodily injury, mental injury, and/or property damage from any mishap, accident, loss, damage, or injury suffered.
